During the past week, David from our office completed a several month long process, at the end of which we helped an electric scooters company to lease 2,000SQM of operational space in Tel Aviv.
The beginning of this interesting journey actually started with the competing scooters company, whom after several weeks of tours with David decided that the “broker is unnecessary” (by the way, to the best of our knowledge, they haven’t yet found a “suitable property”). Finding the location is just one tier and the easiest part of the process; David knows the area like the back of his hand, he lives, eats, and breathes Holon and south Tel Aviv. He walks around the area, has full knowledge about the properties, their owners, and the property managers. The real challenge, and in our opinion the true advantage of using Avison Young – Propertech professionals, is closing the deal and bringing it to a conclusion while taking care of all the disputes along the way. Each transaction has its own issues, and each property has its own challenges. In this transaction, like many transactions in Tel Aviv today, the challenge is the length of the commitment. Of course the property owner wanted a short one (Dreams of Master Plan Tel Aviv 5,000) and the scooters company wanted a long commitment. Another example, the property is relatively old and the investment in sprinklers, for example, is significant. Finally, thanks to our long time experience in commercial real estate, we succeeded in bridging the gaps and the golden triangle: Property owner – Avison Young – Client “Open the Champagne bottle”.
